Place a holiday home in the appropriate category. You agree you will not:

  • act in violation of any laws or our rules and policies on prohibited content;
  • place false or misleading information;
  • act in violation of any rights of third parties;
  • send spam messages;
  • distribute viruses or other technology that harm Vakantiehuizen4u.nl or the interests or property of the users of  Vakantiehuizen4u.nl
  • unreasonably burden the infrastructure of Vakantiehuizen4u.nl or interfere with the proper functioning of Vakantiehuizen4u.nl;
  • copy, edit or distribute any content or personal information of third parties;
  • collect information about others, including e-mail addresses, without their consent;
  • circumvent measures that prevent you from accessing Vakantiehuizen4u.nl.

Abuse of Vakantiehuizen4u.nl
To report problems or pages with offensive content please use the contact page to inform us of any abuse, so we can take measures to ensure that the site runs smoothly. Liability
You agree not to hold Vakantiehuizen4u.nl liable for what other users have placed or done. Because most of the material on Vakantiehuizen4u.nl is from other users, we cannot guarantee the accuracy of listings or any other messages, or the quality, safety or legality of what is offered. We cannot guarantee permanent or secure access to our services. Therefore we exclude to the extent permitted by law all implied warranties and general conditions. We are not liable for any loss of money, goodwill or reputation or for any special, indirect or consequential damages arising out of your use of Vakantiehuizen4u.nl. Some jurisdictions do not allow the use of disclaimers or exclusion of damages so (some of) these disclaimers or exclusions of damages may not apply to you.
If, despite the above paragraph , we are liable, our liability to you or third parties is limited to (a) the total fees you paid to us during the 12 months prior to the act of which the liability arose or (b) 100 euro, whichever is higher.

Common

These Terms of Use are governed by Dutch law. If we do not enforce a provision, this does not imply that we abandon the right to enforce this provision at a later date. If a court decides that any of these terms is invalid, this does not affect the validity of the other terms of use. We can transfer these terms of use by right and at our sole discretion by means of the notification below. Except for notices concerning illegal or infringing material, your notices should be sent to us by registered mail addressed to Vakhuis BV KvK. 22065879 Badhuisstraat 5 4306 BB Nieuwerkerk The Netherlands, notices to you will be sent to your registered e-mail address, or by registered post. Notifications made by registered mail will be deemed to be received five days after the date of dispatch. We can modify these Terms of Use at any time, effective when you add a holiday home to our website or after 30 days, whichever comes sooner. Any other modification of these Terms of Use will only be effective if made in writing and signed by users and by us. Policies and conditions

Variations
We may revise these Terms of Use at any time by amending this page or by publishing notices elsewhere on our site.

Advertiser Agreement
This document informs you of the additional terms and conditions on which you may make use of www.vakantiehuizen4u.nl ("Our site") as a property owner or agent ("An Advertiser") placing holiday homes on our site. If there is an inconsistency between any of the provisions of the additional terms and conditions ("User Agreement") and the Terms of Use, the provisions of the User Agreement shall prevail.
Please read the User Agreement thoroughly before using our site. By advertising on our site, you indicate that you accept the User Agreement.

Information about us
Our site is operated by Vakhuis B.V. we are registered with the Dutch Chamber of Commerce (KvK) under company number 22065879 and have our registered office at Badhuisstraat 5 Postal code 4306BB Nieuwerkerk, The Netherlands.
Vakantiehuizen4u.nl is an advertising service for property owners or agents and an accommodation search facility for other users of our site. Vakantiehuizen4u.nl is not involved in administration of booking and of any transactions between property owners or agents and people who rent holiday homes.
It is the sole responsibility of the Advertiser to be eligible to rent the property and the sole responsibility of the people who rent the property to pay for the rental.

Rules for everyone
By placing a holiday home on our website and by providing information to us, you agree to the following:

Eligibility to advertise
To provide us proof of personal identification, proof of ownership of the property advertised on our site, and proof of authority to list, to offer for rent and to rent the property, upon our request.
That you will not wrongfully withhold a deposit, or fail to give a refund in accordance with the rental agreement.
That you will accurately describe and present the property and will disclose any material defects.
That you will not wrongfully deny access to the advertised property.
Prior to activation of an advertisement all content that you submit is subject to our approval. As part of that process and in an ongoing capacity we reserve the right to review and amend content and photographs you supply.

Multiple properties
A property advertisement on our site pertains to one holiday home, and not multiple homes. For an example of properties in a certain region. Only one self-contained holiday home should be represented in an advertisement unless prior permission has been given by us. We reserve the right to amend any properties not ad herding to this policy.

Co-located holiday homes and adverts
Co-located holiday homes are classed as a set of properties available for holiday rentals that are on the same site or complex, advertised by the same Holiday Lettings Advertiser and can be rented individually or in combination.

Exchanging properties
A property advertisement on our site relates to a specific property, and this property must not be substituted for another by way of changes to the text and photographs unless prior permission has been given to the Advertiser. If an Advertiser is found to have changed the property being described, we reserve the right to suspend the advertisement in question.

Availability calendar accuracy
It is a requirement of your advertising contract with us that your availability calendar accurately reflects the availability for the advertised property at the time the calendar is updated. Misrepresentation of availability of the advertised property is misleading to site users. We reserve the right to withdraw the calendar facility or terminate the advertisements concerned, when we believe calendars to be misleading.

Availability calendar updating
In line with the above paragraph, we recommend that calendars are updated on a weekly basis. However, our minimum requirement is that calendars are updated at least once a month. This includes confirming that there have been no changes in that period. Failure to provide the minimum frequency of updates will have a negative effect on the advertisement performance and the user search experience. We reserve the right to withdraw the calendar facility from advertisements when availability is considerably out of date. Adverts that repeatedly fail to meet this minimum requirement could be terminated.

Termination of an advertisement
If we receive substantiated complaints from any number of site users about a specific advertisement misrepresenting the property, or its surroundings, or the inappropriate behaviour of an Advertiser, then we reserve the right to remove the advertisement without notice;
If an Advertiser attempts to enter unsuitable material into the online database, or persistently misuses the online systems, we reserve the right to remove the associated advertisement from our site;
We reserve the right to refuse or remove any advertisement from our site that we consider unsuitable, incomplete or misleading, and will not be liable for any expense in so doing;
We reserve the right to refuse any advertisement from our site where the content fails to meet our minimum requirements;
If an Advertiser wishes to have their advertisement account removed from our site before the end of their subscription, this will be done as soon as we receive formal notice from the Advertiser by email or using the 'Contact Us' page, quoting their Advertiser ID and password;
If an Advertiser is in breach of these terms we may remove the advertisement from our site without notice.

Contact ability
In the interest of maintaining a high level of service to Holidaymakers using our site, we require all Advertisers to be available to respond to enquiries by telephone or email. Should Advertisers be unavailable for a period of more than 1 week, we ask them to leave an answer phone message to that effect or to set up an out of office response on their email account. If neither of these options is available, we ask that Advertisers contact us so we can temporarily suspend their advertisement. We reserve the right to suspend adverts of Advertisers who are unreachable for more than one week. In this instance we will send messages by telephone and email asking for the Advertiser to request re-activation upon their return.

Unauthorised payment options
No Advertiser should request payment from a Holidaymaker via an instant cash wire transfer system such as Western Union or Money Gram transfer. Neither may you request payment by cash sent by post. Such actions may result in immediate termination of your advertising. Payment should be accepted via credit card, cheque, bank transfer and/or PayPal.

External links
We reserve the right to remove external links from advertisements both email addresses and links to external websites which either do not conform to the guidelines provided, or which we feel are not appropriate, or act against the interests of us or our Advertisers. The ultimate responsibility and authority for determining the aforementioned rests solely with us. Should an Advertiser add a link or email address without consent, re-add a link or email address after its removal or remove reciprocated links from their website, we reserve the right to cancel their advertisement.

Bids are not binding
Vakantiehuizen4u.nl is no auction, but an advertising website with no possibilities for auctioning.
If you want to negotiate the rental price you must do so directly with the landlord or the person authorized to mediate on behalf of the owner of the house.

References to websites or services of third parties
The website contains references (e.g. through a hyperlink, banner or button) to the websites of third parties. Vakantiehuizen4u.nl has no control or influence of the content and policies of these websites. The use of such websites falls under the websites' own (privacy) rules. If you use the services of external providers, then your use falls under the (privacy) rules of the relevant providers. Vakantiehuizen4u.nl has no influence on the service and policy of these services.

Using the contents of the website
You are not allowed to copy or use any content of the Vakantiehuizen4u.nl website or reproduce the contents of the website, other than in accordance with the purpose of the website. This also includes that you are not permitted without prior written consent of Vakantiehuizen4u.nl to use a substantial part of the contents of the database(s) to seek and reuse and/or non-substantial parts of the content of the database(s) repeated in any systematic way and reuse within the meaning of The Databank Law.

RSS feeds for personal use and/or news (e.g. use in personal weblogs or personal online media) are allowed without prior permission of Vakantiehuizen4u.nl. If the total number of ads that appear on your website exceed 100, then your use is assumed to be incompatible with this policy, unless with prior written consent of Vakantiehuizen4u.nl

Acting in violation of the terms of use and/or polices of Vakantiehuizen4u.nl
Vakantiehuizen4u.nl reserves the right to exclude you from any further use of the site if you breach the Terms of Use or Policies of Vakantiehuizen4u.nl in any way, without losing the right to take further legal action against you and claim compensation. If Vakantiehuizen4u.nl has reason to believe that you infringed on the (intellectual property) rights of third parties, we reserve the right to share your data, including your e-mail address, with these parties.

Binding
Any disputes or legal claims arising from or related to our services (excluding legal action being taken by Vakantiehuizen4u.nl themselves in order to recover amounts receivable and/or damages, or to obtain a warrant in relation to illegal transactions on the website Vakantiehuizen4u.nl, infringement of intellectual property rights or the Terms of Use) will be resolved through a binding recommendation by the Consumer Affairs Dispute Foundation in The Hague in the Netherlands. If you or we take an action contrary to this scheme, the extra judicial costs can be claimed to a maximum of € 5.000,-.

Rules for placing ads
You need a description of the product you offer.
Please place your ad in one category, use a separate ad for each holiday rental and place it in the best matching category.
When you let out your property we kindly ask you to use our calendar so that potential tenants who search holiday rentals by date are not confronted with holiday homes that have already been rented to someone else.
It is strictly forbidden to place ads other than the type of holiday home advertisements Vakantiehuizen4u.nl is intended for.
Your ad(s) will remain active until the end of the calendar year in which you placed them on Vakantiehuizen4u.nl. 4 weeks before your ad expires, you will receive an e-mail that you have the option to renew the ad for the following year (free of charge). If not renewed, your ad(s) will be automatically removed in the first month of the new year.
If you place an ad which does not abide by our Terms and Conditions, it will be removed from our website.

Unauthorized information in ad
Ads for items that are prohibited by law or policies of Vakantiehuizen4u.nl are not allowed.
Ads with a hyperlink to a competing site are allowed.
It is not allowed to place an ad with the sole purpose of directly or indirectly promoting a business other than holiday home rentals. Ads with relevant products or services offered may include contact information of companies.
It is not allowed to include a disclaimer regarding the authenticity or legality of the item that you offer. Advertisers should ensure that their items are authentic before placing the ad on Vakantiehuizen4u.nl. If you are unsure about the authenticity of an object, don't place your ad.

Placing Advertisements

Free Advertising
Placing a standard ad for the rental of your holiday home is free of charge.

5 free ads
All customers may place 5 free ads per customer on our website, but we ask that you do not place identical looking ads. Use different headers (to enlarge the chance that your ad is found by search engines) and place other photos. If you manage multiple rental accommodations and wish to place more than 5 free ads on our website, then please send a message to info@vakantiehuizen4u.nl and we will adjust your account to make this possible.

Vakantiehuizen4u.nl is a platform
Vakantiehuizen4u.nl is a Dutch website focused on online holiday home rental ads.
Vakantiehuizen4u.nl functions as an easily accessible platform where people can offer holiday homes for rent and view currently listed holiday homes.

Protection of property
On Vakantiehuizen4u.nl a large number of accommodations are offered by private individuals in EU countries. Claimants, especially owners of these accommodations, may request the removal of an advertisement. If a legitimate owner or representative of the owner reports to us that an ad is not legitimate, then the ad will be removed by Vakantiehuizen4u.nl.

Prohibited or suspicious items and services
Several laws and regulations regulate the provision of the lease of items through advertising on the website of Vakantiehuizen4u.nl. As a user of Vakantiehuizen4u.nl, it is your responsibility to determine whether the offer is legally allowed.
